The City of Tell City has announced a new downtown residential development with the planned construction of Feed Mill Condos, an eight-unit condominium project at the corner of 7th and Washington Streets on the former Tell City Feed and Grain site.

The $3 million project will be developed by HBS, LLC and built by Smith Homes. Construction is scheduled to begin in January 2026, with completion expected by the end of the year. The development will include eight owner-occupied, two-story condominiums, each offering approximately 1,800 square feet of living space with three bedrooms, two-and-a-half bathrooms, and a private two-car garage.

City officials say the project supports ongoing downtown revitalization efforts by redeveloping a long-vacant property and adding new housing within walking distance of businesses and community destinations. The development is located within Tell City’s Furniture District and aligns with the city’s comprehensive plan for increased residential density and redevelopment in the downtown core.

Feed Mill Condos continues recent downtown investment momentum, following Smith Homes’ completion of a 36-unit apartment project on 7th Street that has seen strong occupancy. City leaders say projects like this are key to supporting economic growth and expanding housing options in Tell City.
